Letting Go a 6 Month Old Boutique
 
Hi,

I am letting go a complete new boutique 55.9 sq meters (600 sq ft) at the Sentosa Boardwalk.

Interested party can visit #01-07, Frangipani Creations, and thereafter contact me to discuss takeover fee of my assets. Landlord is Sentosa Development Corporation.

I am letting go as I found it difficult to manage the shop while still working full-time and my partner left recently, do decide to stop operating as I will be going oversea for work assignment.

Thanks for your interest. We have replied to all your PMs. Do feel free to pop by the boutique to have a look see. It is open daily 11 am - 10.30 pm.

We build this boutique (the only one on the Sentosa Boardwalk) during the construction phase 4 months, it was a tender process as more than 10 companies wanted this retail space, and I won the tender based on my design concept, Sentosa Management is very strict), and you can't imagine how much work and investment were put into it. We have to install the aircon compressor, lay the ducting 90 meters away, top up and screed the floor 2.5 inches, do up the ceiling which is 4.5 - 5 metres high. We have obtained all governmental clearances and paperwork for this shop, fire safety etc.

The intention of using energy saving lights (7W LED spot lights which is costly) and aircon is to reduce the monthly operating expense, my monthly SP Services bill average $350-$400.

Each tenant has it's own carpark behind the boutique.

It is very sad for me to give up this boutique. All stocks will be remove. There is a 2-3 months servicing notice to the Landlord if there are anyone interested.

More interested to know what the human traffic flow is like? Who are the people who will usually visit that area? Please advise.

Weekdays mornings-afternoon: mainly tourists
evenings: mainly Singaporean
nights: Singaporean

Weekends: mixture of Tourists and Singaporean

Each tenant has a complimentary carpark at the back of the boutique. We are allowed to determine our operating hours. The only toilet on the Boardwalk is next to our boutique. Next to the boutique is the Wine Company and Queens restaurant.

I know in some of the big malls, plans/presentations have to be done before the management decides if u are a suitable & credible tenant. For example, what if we have a differing design concept.

And if u won the tender based on your design concept, does it means that the incumbent tenant has to take over your shop decor/ fixtures / fittings (this is part of the design concept I believe)?

Pardon me for asking so many questions, because the more info u can provide, the easier it will be for u to find the right person to take over (what's more the Q&A helps to keep your thread at the top :D )
