Dear xoxoxo,

You are correct. We won this tender based on few factors not necessary on rental price, it is was the design of the furnitures that fits the kidney shape space, and our merchanise concept, the look and feel of the shop should match the surrounding Boardwalk, and also for target customers both local and tourists. We had to produced 3D render images for Management approval, a total of 3 rounds of shortlisting, as Sentosa is a stat board.

Do drop by for a visit.

During the construction phase we had to top-up 2 inches of concrete and screed the floor, run a ducted air-condition unit 80 meters to the compressor unit, install the lights and BOSE system which is 5 m high, getting agencies clearance etc. 3 month works. It was a great challenge, as this is the only boutique on the Boardwalk. We even installed our own DB box and have cables run into the shop. This is a potential award winning design shop, everything is careful planned, taking into consideration limited space.

I have just served the notice and will leave in 3 months. I guess if someone wish to take over completely, they will just need to propose their merchanise listing. If I remove everything, then the whole process will kick in, and they will list the tender on GizBiz.

Lastly, a hint, the rental of this shop is cheaper most people think! I can only share more to only interested party.

Ha, maybe someday I can be a consultant of how to obtain a successful tender.

Good night.

If "it was a tender process as more than 10 companies wanted this retail space, and I won the tender based on my design concept, Sentosa Management is very strict)" then how easy it is for the incumbent tenant to take over the boutique? I know in some of the big malls, plans/presentations have to be done before the management decides if u are a suitable & credible tenant. For example, what if we have a differing design concept.

And if u won the tender based on your design concept, does it means that the incumbent tenant has to take over your shop decor/ fixtures / fittings (this is part of the design concept I believe)?

Pardon me for asking so many questions, because the more info u can provide, the easier it will be for u to find the right person to take over (what's more the Q&A helps to keep your thread at the top :D )

A photo of the construction phase. Look at the mess around. See how raw the shop space the Landlord gave us.
