Under mall management study, the pushcart is an extra income for the mall. The space is small, hence the rental is high. If you rent a shop front instead, it will be much cheaper.
It is something like bulk purchase. you purchase more space, you get cheaper pricing. For anchor tenant like kinokuniya, Takashimaya, HMV and etc, they always get huge space in the mall. Thus, it is cheaper for them. It will not be possible to charge the same price per squre feet as compared to normal tenant or pushcart. Another reason will be, pushcart's location in the mall. For e.g. Bugis. The pushcart is located between 2 lines of shops. Floor layout will be free form. 4 sides of the pushcart can be seen and visited by customers. It encourages customers to explore the 4 sides of the stores to see the products and etc. But after all, it depends on the customers. Whether they want to buy the products or not. The common complaints against mall is rental. Rental is high. It discourage spotential entrepurnuer to start their own businesses. Even though Government encourages people to start their own business, the killing part is always rental. This linked to many new factors. Such as getting goods from China with low quality, marking up prices and customers feel the pinch and etc. please comment me if I am wrong. Thank. |

Frankly speaking, it has to depend on your location too. If you are selling aroma, location will be CBD. =D Yet, at CBD area, rental is high. Operating hours is from 8-7pm that kind. Reason is because, after 7pm, people go home liaox. =D |

haha true but they are maximising floor space, their main income are shop front , pushcarts are used to attract shoppers to make the mall interesting thus they are actually helping to advertise the uniqueness of the mall.. afterall each mall carries about the same brand of store front.. pushcart to me is alternative shopping for consumers to make it an interesting experience. otherwise to buy a giodarno from wisma or centrepoint is the same haha.. they should reduce rental...also i heard their rules are pretty strict too... just a different view, no offence to anyone.
