Shop in Fareast Level 3 for Take Over
 
Due to lack of manpower and quiting the scene. I have a dayjob, can't cope. I decided to let go of our shop in Fareast Plaza. Below are the monthly rental, first time payment to landlord and misc fees.

You will be signing a new 2 years lease term. Very flexible terms ( No worries if you cannot finish the 2 years. I will tell you more over the phone. )

Takeover date: ASAP

Size: About 105 sqf

Level 3

Monthly rental: $3250

Deposit: 3 mths

Agent fee $1625

Stamp fee $500

Takeover fee $5k (Flooring done less then 3 mths, New paint, New props, counter top, lights, Lightbox Signboard..etc)

1st payment to landlord: 3 mths (deposit) + 1 mth rental for 1st mth, $1625 agent fee + $500 Stamp fee.

5K takeover payable to me.

You might wonder why is there a agent fee? Because the surrounding shops are exclusive to a agent that markets for the landlord. You will not be able to lease it from the owner direct. Therefore you must pay half a month rental to the agent.

The stamp fee is a must pay when you lease a shop, the bigger your shop, the more expensive the stamp fee will be.

Some of the shops in fareast plaza is asking for $10k takeover. We are only asking for $5k.

Hi all, rental rate is set by landlord, not me. I cannot do anything about it. Howecer Take over fee neg.

Shop is still available for takeover. You can start asap. Shop has been renovated and ready for business.

Takeover fees neg, however usual fees like rental, stamp fee are non neg.

Now is the best time to catch the year end and CNY crowd. PM me Now! :thanx:
