Shop in Fareast Level 3 for Take Over

Due to lack of manpower and quiting the scene. I have a dayjob, can't cope. I decided to let go of our shop in Fareast Plaza. Below are the monthly rental, first time payment to landlord and misc fees.

You will be signing a new 2 years lease term. Very flexible terms ( No worries if you cannot finish the 2 years. I will tell you more over the phone. )

Takeover date: ASAP

Size: About 105 sqf

Level 3

Monthly rental: $3250

Deposit: 3 mths

Agent fee $1625

Stamp fee $500

Takeover fee $5k (Flooring done less then 3 mths, New paint, New props, counter top, lights, Lightbox Signboard..etc)

1st payment to landlord: 3 mths (deposit) + 1 mth rental for 1st mth, $1625 agent fee + $500 Stamp fee.

5K takeover payable to me.

You might wonder why is there a agent fee? Because the surrounding shops are exclusive to a agent that markets for the landlord. You will not be able to lease it from the owner direct. Therefore you must pay half a month rental to the agent.

The stamp fee is a must pay when you lease a shop, the bigger your shop, the more expensive the stamp fee will be.

Some of the shops in fareast plaza is asking for $10k takeover. We are only asking for $5k.
