Rental Rates of Commercial Space at Shopping Centres
 
Hi All

Does anyone know the indicative rental rate for those choice, entrance level retail shop fronts in the big, popular malls?

Nowadays I see only the big branded chains dominating such retail space, so my assumption is that the rates must be shockingly high! :roll:

Any ideas?

Yes, they are. Below are the quotes I managed to dig out but the rates were 3yrs ago, meaning that they could potentially be much higher now...

When reading these numbers, please bear in mind that they are outdated rates, of different floor area (more meaning to compare by psf) and where they sit on the ground floor will also make a difference to the rental as well. Unfortunately, I will not reveal the shopname/unit number here.

Raffles City (Ground floor) - $16k
Raffles City (1st floor) - $13k
Bugis Junction (Ground floor) - $14k
Bugis Junction (Ground floor) - $10k
Wisma (Basement) - $26k

As far as operating expenses are concerned, rental and staff costs usually form the bulk of each month's running costs. So can u imagine how much sales one need to make in order to cover rental, staff costs and cost of goods sold? Hence, it is not surprising that we only see the big boys playing on the ground floor. Getting into these popular malls, sitting in prominent location within the mall..... it's like a form of branding for them...... :juggle:

At entrance of IMM. 70K
Wisma basement, facing MRT, facing the aquarium. 70K
Suntec can go as high as 40K for a so so location
Vivo one 300 sq ft - 10K
Lucky plaza, giodano that type. 80+K

Shophouses at popular locations, 15+K

singapore retail industry is dead...cannot make much profit and in fact lucky to survive thru...hahah:laff: i already give up....

it will only can act as an platform branding for expanding to overseas just like AK Kuan, breadtalk, street 77 .....and apply government support...that will be the objective..2 cents opion:coffee:
