Bugis Village Rental

I am interested in having a smaill shop at Bugis Village. Wonder whats the rental like now?? anyone can please advise?? and how do i go about to rent a shop there?? thanks..

The small shops that are available for rental are in the bugis village new areas the rentals are from $2.6k-$5.5k++ & you need a deposit of 3mths rental payment + 1mth rental & minimum is 1yr lease.The 1st level only 3units available at a more expensive price of same space.The 2nd level you need management approval even if you have $$$ for the shops.

Total in order just to rent a shop,you need about $10k++ just to confirm the shop & only enough to pay 3 mths deposit+1 month rental.You need $ for renovations & stocks too.But as the rental is quite expensive compare to the old area & space is only btw 50sqft - 100 sqft you need to be ready & think carefully are you able to take for 1 whole year lease?

There's water&electricity $200 charges whether you using or not & you need pay about 50% of your rental amount to the agent.I know all these infos as i was intending to take up a shop there but for some reasons i decided not to as it seems that nowsadays some shops at there got problems even to get enough sales to cover their rent & there's lots of competitors depends what you selling.For more infos,you can find at the retail space for rent forum in here.

Those at a better locations are not available & its at 2x more expensive for the same given space.For what i see,the old area still got a better crowds compare to 2nd level & those in new areas are very quiet even at after 8pm.But if you observe,the old area looks more like pasar malam which customers all expect cheap & bargains alot.New area they trying to make it more class & high end stuffs & heard they will take over the old area management end this year.

What do you intend to sell by the way?In my opinion,you have to be ready & have enough $ to spare in order to take a shop there as its a 1 yr lease contract that if you cant last till then i dont think they allow you to find another tenants to take over either.Although the bridge connecting will be finish in few mths time but not really helping much as its link to iluma.

Its quite in a dilema thou,that agent that have a shop there said she makes alot of profit of thousands $ in a month include covering rental,labours cost prices etcs.But others a lot of shop owners could hardly make sales enough to cover their rentals & lots of them selling theirs stuffs at super low price.

hmmm.. i was intending to sell ladies apparels,bags, accessories,etc.. not aiming those school gals that dun really have the spending power.. but rather the young working adults.. that will not mind spending a little bit more on better quality products..

i use to work there quite some time back.. the sales for tat shop is really good.. but i also heard some did really badly.. so ya.. stuck.. and i am also looking at the old area one.. not the new side.. i also think that tat the old side one have more crowd..

I am intend to rent shop at Bugis. However, it needs lots investment ( $$$$)
Really concern and worry the sales..what happened if unable to cover the rental? sigh...

I m looking for other people to share the shop ...basically, I am only selling t-shirts...if anyone also keen to open a retail store...and willing to share some space to other, plese drop me PM
