Bugis village good location or?
anyone know how's e crowd @ bugis village 2nd floor? Crowd mainly teenage or?? Can earn enough to cover rental? Anyone know how much is the rental for ground floor?

i've observed that clothes (especially taiwan/jap styles) don't sell that well since there are so many fashion shops, unless you sell really cheap. accessories must be cheap too. basically, most people go bugis to get good deals, so the only way you can profit is to sell many products at a lower price.

the buying sentiment is the same whether it's first or 2nd floor.
it's just that the amt of people is lesser than the first floor. But for certain it's more spacious, less cramp as level one. cust can try more easily, easiler to sell. If you observe, lvl 1's path way is quite cramp,messy and mapped in grid form. Meaning most customers will miss out alot of corners, unless you get a good spot. However lvl 2 most shops are in the round shaped pathway. So custs will get to pass by most shops. IMO lvl 2 can do. The crowd whether lvl 1 or 2 is the same, are obviously teenager crowd. Another thing regarding the sell at how price. Say tee cost $2 Shop A sell cheap at $6 earn $4 Shop B sell more exp but still in the affordable range $12 earn $10. For every 1 pc shop B sell, shop A must sell double. I rather be shop B. Actually all in all, price war is the stupidness thing. A sell 10$, B sell $8 next, A sell $6 next untill both cannot take it. Lose out is urself. If someone wanna price war, just match his price will do. BTW turn over rate is extremeeely high... better know what you are doing before you think of doing. Those with mentality of just get some cheap stock from thai or wholesaler, plunge in at some locations. I think you better hold back, you can't deal with situations. Retail experience is not as easy as you think esp in places like bugis. Few quick qns. How to deal with backlog? how to bring customers in n buy? There's competition, wat to do? These are just some common scenerios. |

Thanks for the replies. Actually i have been wanting to start a shop in bugis st a few years ago when the rental is low comparing to now. But when I brought my investor (dad) there to survey, he ask me to give up the idea of selling clothes there because there are too many competition. So all along I have been paying attention to bugis st till recently as i got busy. So far I only see that the cheap accessories on the second floor have striving business while the rest is really bad. I also realise that many nails shop start business there and only one survive well so far. It is such a pity that we see all young enpreuneur starting business with energetic and optimistic hopes, till when the rental eats them up and you see their face so disappointed. |

Not everyone wants cheap looking things. Target the upper tier. Target those who eye quality or design than aim those more stingy lots.
you put a big signage saying your things are cheap, you only invite cheapmongers looking for cheap things. If you are engaging a price war, stop it. you are killing no one but yourself. True there's alot of competition there, but it's the competition that make Bugis street today. you can still survive if you know how to play around. Those interested in running a shop, may be interested to work in some big players learn some advance things first. Giodano, SNK, IP zone, are not bad companies, provided that you have a capable ic to teach you. It's worth the time, trust me. |

From what i know is .... many of the good spot in bugis are already own by big players and used as a dumping ground for old stock.... which i guess not many of you are aware.... anyway i do handmade accessories thus i dun think bugis is a place that suits my product. basically i would say teenage cannot afford my stuff.

Totally agreed with the fact that bugis village been taken up by big player. One of my frienz is having a few shops over there and lately he just rented a place to sell off his backlog clothing..
Hard to do retailing tho..really need expert's opinion, lots of market survey on current trend and most important 'competitive advantage' Everywhere in bugis are all selling homogenous products and none are really outstanding. Therefore unless your products are able to stand out, otherwise its really not possible to earn a living over there. Btw maybe you guys can try doing at bazaar first to try out whether your products can sell before deciding on whether to rent a shop |
