I have taken a look at that area and have seen the available units there. There was one at the basement and one at the top floor (might be handed over already)

The mall there is a satelite town. It caters convenience to the residents there.
The anchor tenant there is of course the supermarket. From 9am onwards there is a sizable crowd already. People head there for Food (Koufu food court), grocery shopping etc. From 9-1pm there are a lot of elderlies, and housewives there. From 1pm-5pm onwards, you will see a lot of school students from neighbouring schools (but i dun think that is your crowd you want).

5pm - 8pm onwards is the real catch for you. A lot of people (young parents ) coming home from work will pass by the mall. The people there are price conscious (I worked there for a month before) and are out to look for good bargains. Make sure you price according to what uncle/aunty/mid income family is willing to pay for their children.

All in all its a good place for the residences there to shop, but pulling people from other areas is going to be tough. Even the mall is promoting just for the families staying there only.

I stay near Yew Tee Point,,,, See many pushcarts sellings clothings and acceseries. But mostly, only housewifes and old people go yew tee point to shop groceries and home appliances.

People dont go yew tee point to shop fashion clothings, honestly its a boring place...
